Roam & Rest

Terms of Service

The terms that apply when you use the Roam & Rest website and book a stay through it.

Last updated 6 November 2026 6 min read

At a glance

  • A booking is confirmed only when the host confirms it in writing and any payment asked for has been received.
  • You do not need an account to book.
  • The exact address is shared only after your booking is confirmed.
  • Kenyan law applies, and your statutory consumer rights are not affected.

01About these terms

These terms apply to your use of the Roam & Rest website and to any stay you book through it. Roam & Rest ("we", "us") lists and manages short-stay properties in Kenya. In these terms a "host" means Roam & Rest or the person managing a property on its behalf, a "guest" means you and everyone staying with you, and a "stay" means a booking for a property or part of one.

By using the website or sending us a booking request you agree to these terms. If you do not agree, please do not book.

02Who can book

  • You must be at least 18 and able to enter into a binding agreement.
  • If you book for a group, you are the lead guest: you are responsible for making sure everyone in your party knows and follows these terms and the House Rules.
  • You must give us accurate information about yourself and the number of people staying.

03How booking works

Choosing dates, guests and an option on the website creates a booking request, not a confirmed reservation. No account is needed.

  • You send us your request, usually by WhatsApp with your details prefilled.
  • We check availability and reply to confirm, suggest alternatives or decline.
  • If we can host you, we send a booking confirmation stating the price, the payment instructions and the terms that apply.
  • Your booking is confirmed once you have received our written confirmation and have paid anything the confirmation asks for, by the date it asks.

04Prices, taxes and payment

All prices are shown in Kenyan shillings (KES) per night for the option you select. The total on the website is a guide based on the nights you chose. The amount you are asked to pay, when it is due and the accepted payment methods are stated in your booking confirmation.

Any deposit, tax or additional fee that applies will be stated to you before you pay. If a price on the website is wrong, we will tell you before confirming and you may withdraw your request without charge.

Online payment is not yet taken through this website. Please never pay anyone who contacts you claiming to represent us unless the payment details match those in your written confirmation.

05Check-in, check-out and length of stay

Each property has its own check-in and check-out times and a minimum number of nights, shown on its page and repeated in your confirmation. Please keep to them so the property is ready for the next guests. Early check-in or late check-out is possible only if the host agrees in advance.

06Occupancy and visitors

  • The number of guests must not exceed the maximum for the option you booked.
  • People who are not staying, including day visitors, need the host's agreement beforehand.
  • Parties, events and commercial filming or photography need the host's written permission in advance. Without it they are not allowed.
  • You may not sublet the property or let anyone else stay in your place.

07Address and access

To protect the privacy and security of our properties and their neighbours, the exact address and arrival instructions are shared only once your booking is confirmed. Please do not share them publicly.

08Looking after the property

You must take reasonable care of the property, its furnishings and its artwork, follow our House Rules and Safety Information, respect the neighbours and obey Kenyan law. Some of our homes contain original artwork and handmade furniture that cannot easily be replaced.

Please tell the host promptly about any damage, breakage or problem so it can be put right.

09Damage, loss and deposits

You are responsible for loss or damage to the property or its contents caused by you or anyone in your party, other than fair wear and tear. If a security deposit applies, the amount and how it is returned are stated in your booking confirmation. We will tell you what we propose to deduct and why before doing so.

10Our responsibilities

We take reasonable care to describe each property accurately, keep it clean and safe, and be reachable during your stay. Photographs are representative of the property and small differences such as furnishings or planting may occur.

If something is not as described or stops working, please tell us straight away so we can fix it or offer a reasonable alternative.

11Ending a stay early

We may ask a guest to leave, without a refund for the unused nights, if there is a serious or repeated breach of these terms, a risk to people or property, or unlawful activity. We will explain the reason and, where it is safe to do so, give a chance to put things right first.

12Cancellations, changes and refunds

Cancellations, date changes and refunds are covered by our Cancellation & Refund Policy, which forms part of these terms.

13Guest reviews

Reviews are accepted only from guests who have completed a stay. How they are collected and moderated is set out in our Reviews Policy.

14Using this website

The content of this website belongs to Roam & Rest or its licensors. We work to keep the site accurate and available, but provide it as it is, and it may sometimes be unavailable or contain errors.

  • Use the website only for its intended purpose: finding and requesting stays.
  • Do not copy, scrape or reuse the text, photographs or design without our written permission, other than sharing a link to a page.
  • Do not try to disrupt the website, bypass its security or submit false or misleading booking requests.

15Liability

To the extent the law permits, we are not responsible for loss or damage that was not reasonably foreseeable, for loss of personal belongings, or for events outside our reasonable control. Nothing in these terms limits any liability that cannot lawfully be limited, including liability for death or personal injury caused by negligence, or for fraud. Your statutory consumer rights under Kenyan law are not affected.

16Events outside our control

Neither of us is liable for a failure or delay caused by events beyond reasonable control, such as severe weather, civil unrest, government action or a prolonged utility failure. In that case we will work with you in good faith to rebook or refund, as set out in the Cancellation & Refund Policy.

17Complaints

If something goes wrong, please tell us as soon as you can, ideally during your stay, so we can put it right quickly. If you are still unhappy afterwards, write to us with the details and we will respond promptly and try to resolve it fairly.

18Changes to these terms

We may update these terms from time to time and show the date of the latest update at the top. The version published on the date of your booking request is the one that applies to that booking.

19General

  • If any part of these terms is found to be unenforceable, the rest still applies.
  • These terms, together with your booking confirmation, are the whole agreement between us about your stay.
  • If we do not enforce a term straight away, that does not mean we have given it up.
  • Notices to you may be sent to the contact details you gave us, and notices to us to the contact details below.

20Governing law and disputes

These terms are governed by the laws of Kenya. We will always try to settle any disagreement by talking first. If that does not work, the courts of Kenya have jurisdiction, without affecting any rights you have as a consumer.
